Availability Fees

Sewer & Water Connection Fees


Like other jurisdictions, Manassas charges a fee for connection to sewer and water lines. The fee is based on the number of bedroom and fixture units installed. Each plumbing fixture is assigned a specific number of units based on its water using potential.

Water

New Residential Dwelling

  • $4,200 for up to and including three (3) bedrooms based on twenty four (24) fixture units.
  • $4,725 for four (4) bedrooms based on twenty seven (27) fixture units
  • $5,775 for five (5) bedrooms or more based on thirty three (33) fixture units
For this section, a residential dwelling unit is an only residential unit with individual meter for water and electric service. For this section a bedroom is defined as any space designated as a bedroom or any space able to be converted to a bedroom per the Uniform Statewide Building Code (USBC).

Non-Residential Dwelling

  • $4,200 for up to and including twenty four (24) fixture units
  • $175.00 for each additional fixture unit

Availability charge for other occupancies and modifications and additions

  • $525 for an addition of one bedroom above existing three bedrooms for a residential dwelling unit
  • $1,050 for the addition of one bedroom above four bedrooms for a residential dwelling unit
  • No more than $1,575 for the addition of any number of bedrooms to an existing residential dwelling building.

Service Connection Charge

  • The service connection charge for the type occupancies described in this section shall be $957 for a 5/8 meter. For larger meters, the service connection charge shall be an amount equal to the actual cost, plus 25% but in no case shall such charge be less than $957.

Service outside the City

  • The availability charges and water service connection charges for connections made to the City's water system outside the corporate limits of the City shall be 1 1/2 times the availability charges and service connection charges for inside the City.

Sewer

New Residential Dwelling

  • $12,360 for up to and including three bedrooms based on 24 fixture units
  • $13,905 for four bedrooms based on 27 fixture units
  • $16,995 for five bedrooms or more based on 33 fixture units

  • $12,360 for up to and including 24 fixture units

  • $12,360 for up to and including 24 fixture units
  • $515 for each additional fixture

Residential Dwelling Unit

  • $1,545 for an addition of one bedroom above existing three bedrooms for a residential dwelling unit
  • $3,090 for the addition of one bedroom above four bedrooms for a residential dwelling unit
  • No more than $4,635 for the addition of any number of bedrooms to an existing residential dwelling unit
