Demolition Permit Requirements
Prior to issuance of a Demolition Permit the following items have to be submitted for review.

For demolishing a standalone building complete the following:

1. Your schedule of the demolition; mobilization, demolition, cleanup and anticipated final inspection date. Include an affidavit of neighbor notifications if utility services will be temporarily interrupted.
2. Building Permit Application
3. Excavation Permit for the removal of the Water and Sewer connections at the mains. Excavation Permit Bond will be required. 
4. Columbia Gas Verification for Disconnect or Email from Columbia Gas is acceptable.
5. Asbestos Affidavit
6. City of Manassas Disconnect Verification
7. Erosion Controls:
   1. Less than 2500sf of land disturbance; Agreement in Lieu of a Plan or if determined necessary by the Development Services Manager a minimum $1,000 bond will be required.
   2. Greater than 2500sf of land disturbance; an Erosion Control Plan that shows the following: interrupted pedestrian walkways, barriers in conformance with the International Building Codes, and traffic controls as needed. An Erosion Agreement and Bond will be required.

For demolition of the interior of a building only:

1. Your schedule of the demolition; mobilization, demolition, cleanup and anticipated final inspection date. Include an affidavit of neighbor notifications if utility services will be temporarily interrupted.
2. Building Permit Application
3. Columbia Gas Verification for Disconnect
4. Asbestos Affidavit
5. Owners Affidavit for Demolition of Structures This form may also be used for ancillary structures not physically attached to the main dwelling.

Demolition of a development site without buildings:

1. Rough Grading Plan (Minor Site Plan) is required.
2. Site Permit.
3. Erosion Permit and Bond.

Demolition of a development site with building(s):

1. Rough Grading Plan (Minor Site Plan) is required.
2. Site Permit.
3. Erosion Permit and Bond.
4. Application Forms #2 through #7 listed above.

NOTE: ONCE DEMOLITION HAS BEEN COMPLETED YOU MUST SCHEDULE A FINAL BUILDING INSPECTION TO CLOSE OUT YOUR PERMIT. The inspection can be scheduled online through our permit self service.

DEMO PERMIT HOLDERS: PLEASE CONTACT THE COMMISSIONER OF REVENUE'S OFFICE AT 703-257-8263, FOLLOWING DEMOLITION OF STRUCTURES TO RECEIVE A POTENTIAL TAX CREDIT.
